Decades of lease terms lived in documents nobody could query. We indexed thousands of them across dozens of properties, inside the firm's own SharePoint, where the corpus already lived. Tenants, premises, economics, dated obligations, document lineage. Ask it a question and trust the number.

Then we trained the team on it, in person. A mixed room, skeptics to daily users, one baseline. Everything we built writes back into systems they already own. Nothing to migrate when we left.

An attorney inquiry arrives. A reply is waiting in his own Outlook drafts before he opens it. He reads it, changes what he wants, sends it. Nothing goes out that he didn't send.

Before building on his numbers we reconciled them: 1,034 of his 1,038 invoices matched his books. Check the foundation, then build. On top of it, a weekly scorecard that makes the practice legible without opening a spreadsheet.

We set the business up from the ground up. Domain, email and shared Drive on Google Workspace. Brand, site, and a storefront selling beef shares direct to customers.

Then we found the thing that would have broken it. Every share was sellable without limit, so the store would have taken deposits on animals that don't exist. We wired capacity to the real herd and proved it with a live order.

Not a client. Our own bet on temporary pool rental in Boise, built end to end: brand identity, marketing site, interactive estimator with Google Maps service-area validation, early-bird pricing, partial-lead capture, GA4 funnel, and a Sheets back-office on Apps Script. Zero to operational in weeks.

Then the market said no. One season, thin demand, closed August 2026. We build this fast for clients and we read the signal the same way. Sunk cost doesn't get a vote. The build is still standing: click through and run the estimator yourself.
